Design Services

This customized service is perfect for anyone who needs a little guidance in bringing their design vision to life - for any room in your home - whether you are working with a Contractor or are planning a small DIY project.

Our service begins with an on-site visit to help us get an idea of your space, budget and design style. We will then create a design packet for you, providing different material and finish selections to guide your style journey.

Once we have received your feedback we will create your custom Materials Palette, a detailed design packet which contains all materials needed for your project along with supplier information and pricing.

KITCHEN PROCUREMENT PACKAGE

A new kitchen can be a daunting project, with many decisions to make and orders to place - let us help make the process as simple as possible.

With our Kitchen Procurement Package service, a member of our design team will sit down with you and assist with selecting all the main finish materials for your new kitchen - backsplash tile, countertop, sink, faucet, cabinet doors, hardware, and more.

Pulling from our in-house palette of curated materials and suppliers, we will set you up with direct access to our vendors and special trades pricing.

MATERIALS PALETTE SELECTION

Materials Palette Selection

  • starting at $650 + tax

  • This service is available for any room in your home: kitchen, bathroom, powder room, office, etc.

    Our service begins with a brief in-person consultation* to help us better understand the specifics of your unique project, to set a realistic budget to work within, and to get a sense of your style preferences.

    Once we have this information, our design team will get to work creating a curated file of recommended materials for your project – all you have to do is choose your favorite items from the provided options.

    Once we have received your feedback we will create your custom Materials Palette, a detailed design packet which contains all materials needed for your project along with supplier information and pricing.

    *Please note that the in-person consultation may take up to 1 hour – this may be scheduled in home or at our Design Center in Burnaby BC.

  • Upon final confirmation of selections the client will receive a final design packet which includes:

    • image and specifications of each item

    • material/ finish details

    • recommended retailers and supplier locations, along with contact details

    • approximate pricing per finish for materials

    Please note that the contents of each packet may vary depending on the needs of the specific project, but generally will include the following material selections; tile, flooring, paint, countertop, cabinetry, sinks, faucets, lighting.

Kitchen Procurement Package

  • This is a specific kitchen design service. The pricing for this type of service varies based on your kitchen needs and aesthetic.

    The value is in the cost savings that we will provide to you by sharing our industry discount with you. Think of this service as design work with the added bonus of a % discount on your final kitchen materials.

    *There is a $199 consultation fee, and all other work is billed hourly to the client (max 3 hours at $100/hr)

  • Prior to meeting, the client will be asked to complete style questionnaire and submit photos of site.

    Follow up in-office consultation (max 1hr) included.

    *Please note that service fee of $199 is to be paid prior to in-person follow-up appointment.

    Maximum 4 hour service (1hr consult / 3hrs office work)

    Additional time to be charged at standard rate of $100/hr

  • During the in-office consultation, we show client the recommended material selections for their project. This will include:

    • tile, flooring & paint

    • countertops & hardware

    • cabinetry (IKEA & Swedish Door)

    • sink* & faucet*

    • lighting*

    *no physical sample shown in office

    Once selections are confirmed, a final invoice is supplied to client.

    This includes a material mark- up percentage (small percentage of overall material savings from using our trades discounts)

    Once final invoice has been paid, we will provide a detailed design packet with:

    an image of each item, retail vs Modus price of item (savings), store location, and personal sales rep assigned to client.

    *Due to the many components involved for IKEA cabinetry, we will also create an itemized materials list to facilitate a smoother ordering process at IKEA

Hourly

  • Starting at $100/hour (plus tax)

  • Can be used for any of the following services

    • general design / styling questions

    • revisions to existing designs

    • customization of existing designs (sourcing product that is not from our In- House library stock)

    • styling a room for personal use or professional purposes (ex. styling home for realtor)

    • creating CAD or 3D rendering documentation
